How long does an inspection take?- approximately 2-3hrs for an average 3bedroom, 2-1/2 bath home. Longer of course if the home is larger.

Do I need to be at the inspection? We encourage you to attend but you don’t have to be. The inspection time is valuable time to look around the home, maybe measure for furniture etc. We like to review the summary printed on site at the end of the inspection to ensure you understand all the findings during the inspection.

What is the Cost? Our inspections start at $300.00 for a Condo, $350.00 for a townhouse, $375.00 for and single family detached home.

How do I pay? At the completion of the inspection we accept Visa, Mastercard, Debit, Cheque or Cash.

Do newer homes need an inspection? Most people are generally surprised that we find issues even in new homes. They usually are not major in fact most are more like maintenance recommendations such as a loose toilet that is not leaking but if not addressed will turn into a larger more costly problem down the road.

Do you inspect the roof?-Yes , we don’t go on every roof as the Ministry of Labour prohibits going above 3m as an individual contractor. We do use an extendable camera that extends 9m with and LCD screen to view and save pictures for your report.

Will you tell me if my house meets code? Yes and No. We can’t know every code- electrical, plumbing, gas, building etc. We do look out for major safety violations ie. Railings, Stairs, Carbon Monoxide issues etc.

Is there a warranty? No. We are confident that our inspections are complete and follow the ASHI Standard of Practice. However no one can predict when any component of the house will fail. We will give you expected lifespans of things like AC and heating that you can compare with the age of the unit we inspect in your home.
